All of our properties to let are marketed on our website and main property portals, including rightmove.co.uk, zoopla.co.uk and primelocation.com.

We provide both Tenant Find Only and Full Property Management Services. Our standard fees are as follows:

  • Full Property Management Service: 12% (inc. VAT)
  • Tenant Find Only: 90% (inc. VAT) of one month’s rent.

As of October 2008 every residential property that is to be marketed for letting must have an Energy Performance Certificate. We can arrange these via a third party. If you would like more information on EPC’s please contact us via the link below.

Holding Deposit

Upon deciding you would like to rent a property through Young & Gilling, a Holding Deposit the equivalent of no more than one week’s rent will be due.

After the Holding Deposit has been paid, it is not refundable if:

  • referencing is failed due to you providing false or misleading information, or withholding important information
  • you decide not to take a tenancy on the property
  • you are found to not have the legal right to Rent in England

Tenancy Deposit & Rent

If and when the tenancy has been agreed by the Landlord and our referencing agency then both the Deposit and Rent will become due. The Deposit varies from property to property but cannot be more than the equivalent of five weeks rent. The Holding Deposit, with your consent, can be put towards the Tenancy Deposit. In accordance with law, all deposits are held in our Clients account and registered with the Government approved Tenancy Deposit Scheme (TDS), for which you will receive information and a certificate proving this.

The amount of Rent due for the first month of tenancy will be dependent upon how many days remain in the calendar month. During a tenancy, unless agreed otherwise, Rent is due on the first day of each calendar month and is payable by standing order or cheque.
